POSITION ANNOUNCEMENT
JOB TITLE:Assistant Director of Building Trades
DEPARTMENT:Physical Plant
GRADE:4
RANGE:Commensurate with experience
TYPICAL DUTIES:Reporting to the Director of Physical Plant, the Assistant Director of Building Trades is responsible for the safe, efficient, and quality performance of the carpentry, general maintenance/painting and lock shops.
  • Team Leadership - Promotes a productive working environment with high morale and a commitment to the quality of the built environment at Wesleyan University. Hires, trains and evaluates the ongoing performance of all assigned staff. Plans, coordinates, and directs daily activities within the building trades including the management of approximately 17 staff including 3 working forepersons.
  • Safety - Works closely with all departments to provide a clean, safe, secure and hazard free campus in compliance with all local, State and Federal codes. Works with the Department of Environmental Health and Safety to assure that in-house and contract staff are receiving all required occupational safety training.
  • Communication - Communicates with University departments (faculty, students, staff and parents) daily to ensure that the highest quality of service is provided by the entire Physical Plant team. Collaborates with University departments to establish short and long-term goals for building maintenance.
  • Quality and Productivity - Responsible for the quality of work and level of productivity achieved by each member of the team. Supervises and/or directs staff and contractors in the daily maintenance of University buildings.
  • Accountability - Plans, schedules and monitors required work to be performed by the staff including the provision of materials and equipment. Ensures that labor, materials, and contracted work is completed efficiently and at the best value to the University.
  • Budget Management - Develops, monitors and manages operating budgets for all areas of responsibility.
  • Campus Stewardship - Ensures that all campus buildings and grounds are maintained to the highest achievable standards by proactively resolving or reporting items requiring maintenance or repair for all shops. Conducts daily inspections of ongoing work by staff and contractors.
  • Reliability - Required to fulfill on-call manager responsibilities. Responds to emergency calls for assistance when needed after hours, on weekends and holidays.
  • Project Coordination - Develops long range plans for university maintenance and repairs. Develops scope of work, schedules, solicits bids, negotiates and manages contracts for maintenance and renovation projects.
  • Performs all other duties as assigned.
  • MINIMUM DESIRED QUALIFICATIONS:MINIMUM QUALIFICATIONS: High school graduate or equivalent. Five years of supervisory experience in building maintenance or construction. Working knowledge of all local, state and national building and fire codes and other regulations applicable to area of responsibility including but not limited to: NFPA, OSHA, and EPA. Proper use of personal protective equipment related to trade. Knowledge of Material Safety Data Sheets and proper waste disposal methods. Proper application of Lockout Tagout, confined space, and other safety procedures. Demonstrated ability to read, interpret and build to blueprints, drawings and specifications. Effective cost and schedule management for area of responsibility. Establishing goals, work standards and expectations. Effective oral and written communication skills. Customer service competencies and customer follow-up. Desktop computer skills including the proficient use of MS Word, Excel, internet, e-mail and maintenance management systems. Valid State of Connecticut driver's license and safe driving skills. Experience writing, interpreting, and enforcing maintenance contracts. Demonstrated understanding of the safe use of tools of the trade.

    PREFERRED QUALIFICATIONS: Bachelors Degree in industrial engineering, construction management or related field or equivalent training and certifications. Ten years of supervisory experience managing a unionized workforce. Knowledge of construction and renovations of institutional and residential facilities. Knowledge and effective, safe application of cleaning/housekeeping methods, solutions and tools. Demonstrated understanding of the safe use of tools of the trade.
