You are receiving this mailing to notify you of Capital Projects and Major Maintenance work that is actively progressing all around campus. For your safety, please be cautious when walking by, near or around any construction area or activity. If you have any questions, please contact the Project Manager identified directly. Please share this information with summer staff, students, graduate students, temporary workers and anyone in your office who may not be on the Outlook mailing list.

 

The following is a link to the interactive campus map identifying locations of work on campus this summer. Work is listed below by building name/location. Also provided is a link to view completed work from last summer.   

 

Please search this document for your building’s name or address and for any abutting buildings within proximity to your building to remain informed of work being performed and forecasted on campus.  The most current updated information will be posted under the description of work.  The following is a list of work by project manager. A short description, project schedule and awarded contractor is identified.  Please contact the project manager directly with any concerns. Provide a contact person in your building.

Freeman Athletic Center - 161 Cross St - Fire Alarm Device Replacement
Replace existing Firefinder fire alarm devices and panels in Freeman Athletic Center with new devices (Excludes devices in 2005 Warren Street addition).

Project Schedule: 5/13/19 – 8/5/19

  • Bacon Fieldhouse 100% complete
  • Mens/Womens locker rooms 100% complete
  • Mechanical room devices 65% complete
  • Phased loop change outs 25% complete

Freeman Athletic Center - 161 Cross St - Refresh Cross St Lobby Women's & Men’s Rooms
Reno women's bathroom room, new toilet partitions, epoxy flooring and polyurethane walls, painting, sinks/plumbing, lighting.

Project Schedule: 8/1/19 – 8/30/19

  • Submittals reviewed; materials ordered.
  • Work to initiate 8/1/19 with demolition.


Foss Hill 9 - McConaughy Dr -Bedroom floor replacement
Abate ACT in all bedrooms and replace with VCT and Vinyl base. 55 beds.

Awarded Flooring Contractor: All Floors Commercial

  • Floor prep initiated 7/8/19.
  • Manufacturing delay in receipt of flooring material. Delivery expected by 7/12/19.


Russell House - 350 High St - Restore Exterior East Curved Stair
Stair has received ongoing carpentry work and steel reinforcement. Cast iron railings are showing signs of age. Wood treads deteriorate over time. Decking requires replacement. Replicate existing.

Project Schedule: 6/7/19 – 7/31/19

  • Building off line until 7/31/19
  • Exiting the building is provided at all locations except from the east sitting room to the stair. Please be cautious when exiting the back of the building. Please use those exits for emergency egress only at this time. 
  • Garnet blasting 100% complete. Prime painting in progress.
  • Wood treads and risers painted off site. Final coat to be applied on site.
  • New continuous center stringer in fabrication. 
  • The exterior of the French doors and the threshold will be painted.
  • The work will be noisy and disruptive.

 

Student WF - 59 Pearl St - Roof Replacement
Replace asphalt roof. Install new gutters and downspouts.

Project Schedule: 7/8/19-7/15/19

  • Shingle materials to be delivered to distributor week of June 17th.
  • Work to commence week of July 8st.
  • Work to be completed by July 15th.


Non-Traditional Dorm / Program House - Gingerbread House - 202 Washington St - Bedroom Floor Replacement
Abate bedroom floors with existing floor tile and install new floor finishes.

Student WF - 82 Lawn Ave - Exterior envelope
Paint exterior cedar shake siding. Address carpentry items and porch entries. Install insulated glass windows in locations that were not previously replaced.

High Rise - 110 Church Street - High Rise Exterior waterproofing
Grout, caulk, repoint, waterproof exterior. Phase 1 of 2. South and West elevations to be addressed.

College of the Environment - 284 High St - Upgrade Fire alarm
New fire alarm system to be installed.

  • Installation to initiate week of 7/15/19.
    • Removal of old devices 7/15
    • Lower pull stations 7/15 -7/18; touch up paint
    • Elimination of smokes in closets
    • Installation of new devices
    • Panel programming 7/17 & 7/18; requires activation of the alarm system these 2 days
    • Final testing and acceptance by Fire Marshal anticipated late day 7/18. Devices will be activated.


Student WF - 2 Fountain Ave - Flooring / Lighting
Remove carpet. Remove vinyl. Install new floor surfaces. Install new LED interior lighting

Judd Hall - 207 High St - Exterior Brownstone Repairs
Perform exterior brownstone repairs and preservation. Interim repairs to address failing brownstone and sporadic water infiltration.

  • Materials on order.
  • Protective scaffolding to be constructed over exit doors July 29 & 30.
  • Work to begin 8/1/19 on the east elevation (High Street side). Lifts to be used to perform the majority of the work.
  • Partial scaffolding for repairs to southeast 3rd floor window, room 301, east elevation.
  • Grinding and drilling is noisy and disruptive.

Design and install new HVAC equipment to control humidity.

  • Dust protection installed.

    • Crane on site Thursday, 7/11/19, for delivery of supply and return ductwork
    • No parking adjacent to the building in the Admissions parking lot
    • Access to east elevation through CFA Rehearsal Hall site
  • Skylights ordered – delivery date 12 week leadtime. Parapet curbs to be installed and temped in prior to start of classes.  Installation of skylights expected Fall Break, 10/18
  • New gas line install complete. Awaiting installation of gas meter by Eversource.
  • Gas line installation to roof top unit installed.
  • Electrical conduit to roof top unit installed.
  • Automatic Logic to initiated EMS conduit installation.


Student WF - 240 Court St- Unit 6
Bathtub and kitchen sink replacement

Project Schedule: 5/28/19 – 6/17/19

  • Plumbing shutdown complete, new shutoff valves under sink installed.
  • New porcelain coating applied to bathtub and bathroom sink.
  • Awaiting receipt of metal edging for counter top for final connections.


Exley Science Library - 265 Church St - Refurbish/Refresh restrooms; 1st floor and 2nd floor Women's and Men's Rooms
Replace ceiling tiles; replace metal stall partitions; clean stained grout using SaniGlaze process, paint, install new lighting and diffusers.

  • Protection of the stage floor and surrounding area
  • Existing roof hatch removal complete.
    • Temporary framing and plywood will cover the opening. Rubber roofing will cover the plywood to maintain water-tightness
  • Initiate the installation of the perimeter curb to accept the new smoke hatches when delivered to the site; expected date maintained: 7/24/19 to contractor site for painting.

Exley Science Center – 265 Church St. – Data Center HVAC Replacement
Replace computer room air conditioning units, replace rooftop condensing units, install new economizer and pump package, install new drop ceiling and lighting, install hot and cold isle containment system.  New system will replace a ~40-year-old system that is critical for the campus IT infrastructure and save 260,000 kWh/yr of electricity.

The aging emergency generator at Exley Science Center has failed.  A temporary generator is currently installed which will provide emergency and standby power during a power outage.  A new, larger, generator will be installed on the South side of the Science Center to provide power during an outage to the emergency lighting system and standby power loads in Hall Atwater and Exely.

Address all of the exterior masonry façade of the 1986 building including repair and replacement of localized limestone elements, replacement of polyurethane vertical control joints in the masonry façade, sealing of overlapping sheet metal joints in the lead coated copper flashing over the limestone upper watertable elements and cornice, repair and replacement of window caulk and perimeter sealant, prepare aluminum window coating failures for application of new finishes, and repair bronze door entry vestibule door and hardware so both leafs work independently.
